New Hearing for Proposed Building at Portion & Ackerley

There is a new hearing date for this proposed office building, at the corner of Portion Road and Ackerly Lane. The hearing will be on Monday January 25th at 4:00 PM. This hearing is number 4 on the agenda. The agenda reads:

We have previously communicated our concerns about the original proposal. In December, we met with a representative of the property owner to discuss those concerns and review a revised proposal.

​The building itself is much improved; the architecture matches the current office building at that corner and appears to be compliant with the Land Use Plan (LUP) for this part of the Portion Road corridor. [See images below.]

The LUP also suggests that a new building on this property be aligned with the existing commercial frontage along Portion Road, as is the existing building, as opposed to being placed on a residential side street (Ackerly Lane). Placing the building on Portion Road would also protect the residential properties on Ackerly and Conway.

However, should the building be placed on Ackerly, we would recommend the following protective measures:
Maximize the size of the buffer along the east, south, and west property lines
Within these buffers, use as much of the natural vegetation as possible supplemented with additional evergreen landscaping, such as Leyland cypress.
The buffer should also address the grade change across the properties and try to limit the visibility of the structure at the second floor level.
Use landscaping to disguise the retaining wall that’s visible from the street.

We are also concerned that proper noticing of this hearing has not been done; the required signs on the parcel itself have not been posted properly.

We encourage nearby property owners to attend Monday’s hearing to share their concerns and comments on this proposal with the Planning Board.
